Overview
The asset does the talking
Hard money lenders underwrite primarily on the value and equity of the real estate itself — not your tax returns or FICO score. That makes it one of the fastest and most flexible tools in the entire financing toolbox, and it's often the only path forward when a bank has already said no.
The tradeoff is cost — hard money carries a pricing premium in exchange for speed and flexibility. It works best as a short-term tool: get the deal closed or the property stabilized, then refinance into permanent financing once the situation resolves.
Ideal for
- Fix-and-flip or fix-and-hold investment purchases
- Distressed or off-market acquisitions
- Avoiding foreclosure with a fast, short-term payoff
- Borrowers with credit challenges but strong real equity
- Deals with a tight timeline a bank simply can't meet

Why LendHaven
We know which lenders actually close on time
Not every hard money lender that promises speed delivers it. We work with private and institutional lenders we've vetted for reliability, so "fast" doesn't turn into a stalled file two weeks from your deadline.
